It's official…one of the best/cheapest brunches in the city (and one of my new personal favorites) is "Cafe Racer Kitchen". They started out as a food truck and this is their version of brick and mortar. The food is fantastic, so very flavorful, and you can't beat the quaint lil atmosphere that is both indoor and outdoor. 
Come here to study, sip some vino, or enjoy a fantastic brunch or dinner with friends, all in a hip neighborhood atmosphere!  You will not be disappointed.
